Property Management

Property Management with Purpose.

Residential property management requires attention to detail, effective communication and a clear understanding of the responsibilities involved in maintaining a successful tenancy.

Kinswell Property provides professional management services designed to support landlords and their rental properties across East Lancashire.

Everyday Management

A Structured Approach to Everyday Management.

Letting a property is only one stage of residential investment ownership.

The continuing tenancy requires appropriate administration, financial oversight, tenant communication and attention to the property's condition.

Our management service brings these responsibilities into an organised working framework, giving landlords a defined point of contact and a clear process for handling day-to-day matters.

What We Manage

Management Responsibilities.

The services below describe our management approach. The precise scope for your property is set out in the management agreement.

Rent Collection & Administration

Organised rent collection processes, payment monitoring, landlord statements where provided under the agreed service, and communication concerning overdue payments.

We follow up overdue rent promptly, but no agent can guarantee that rent will be paid or that all arrears can be recovered.

Tenant Communication

Professional handling and coordination of everyday tenancy enquiries, relevant correspondence and communication between the landlord and tenant.

Repairs & Maintenance Coordination

Recording reported maintenance issues, communicating with the landlord, arranging appropriate action and coordinating authorised works.

Maintenance decisions, expenditure approvals and contractor arrangements follow your instructions, the service agreement and the relevant legal obligations.

Property Inspections

Where included and agreed, arranging periodic inspections to help monitor the property's general condition and identify matters requiring attention.

Inspections are visual checks of general condition. They are not a substitute for specialist surveys or statutory safety checks, and cannot guarantee that hidden defects will be found.

Compliance Administration

Helping landlords keep relevant documentation and important property obligations under review, including applicable safety certification and tenancy requirements.

Legal duties such as safety certificates remain the landlord's responsibility; the agreement sets out exactly which administrative tasks Kinswell undertakes.

Tenancy Oversight

Ongoing administration of tenancy-related matters, communication, records and processes as set out in the relevant management agreement.

Portfolios & Multi-Unit Landlords

Management That Can Adapt to Your Portfolio.

Managing several rental properties creates additional administrative and coordination requirements.

Kinswell Property works with landlords holding individual investments and multi-property portfolios, taking a structured approach to the management arrangements agreed for each property.

For portfolio owners, consistency of communication, reliable record-keeping and clear management processes are particularly important.

Responsibility & Communication

Clear Communication. Defined Responsibilities.

An effective management relationship depends on clarity.

We believe landlords should understand what is being managed on their behalf, how matters are communicated and when their instructions or approval are required.

Our aim is to maintain a professional and transparent working relationship throughout the period of management.

Questions

Property Management Questions

Can an existing tenancy be transferred to Kinswell?

Usually, yes. Before taking on an existing tenancy we review the tenancy agreement, deposit protection records, safety certificates and other property documents, and agree any onboarding work with you before the management appointment begins.

How are maintenance issues handled?

Reported issues are recorded and assessed. We communicate with you, arrange appropriate action within the authority you have given us, and coordinate the agreed works. In a genuine emergency, such as a burst pipe or a loss of heating, if we cannot reach you we will act straight away to make the property safe and then let you know what was done.

Will I be consulted about expenditure?

Yes. We agree a spending limit with you in the management agreement. Above that limit we ask for your approval before instructing any work. The only exception is a genuine emergency where you cannot be reached and action is needed to keep the property and tenants safe.

What happens if rent is overdue?

Where rent collection forms part of the service, we monitor payments, contact the tenant promptly about missed rent and keep you informed. Next steps depend on the circumstances and your instructions. We cannot guarantee that rent will be paid or that arrears can be recovered.

Do you support landlords with multiple properties?

Yes. We work with landlords who own a single property and with those managing several, and agree a consistent management arrangement for each property.

What remains the landlord's legal responsibility?

As the owner, you remain legally responsible for your property and your obligations as a landlord, including safety, repair and compliance duties, even when we carry out tasks on your behalf. The management agreement sets out which tasks we perform and which remain with you, so responsibilities are clear from the start.
